Disputing Capital Value (valuation of property)

The Valuer-General currently values all properties within the State each year by utilising the valuation services of The State Valuation Office which is part of the Land Services Group.

The values placed on your property are used by the following rating authorities as a basis for the levying of rates and taxes:

  • SA Water Corporation (for levying water and sewerage rates)
  • The Commissioner of Land Tax (for levying land tax where applicable)
  • Revenue SA (for levying emergency services)
  • Local councils (for levying council rates).

If you do not agree with the valuation appearing on these accounts, you can formally object but, you must do so in writing within 60 days of receipt of the relevant account. The objection must clearly state the grounds of the objection.

For further information, property owners can call the Customer Service Centre of the State Valuation Office between the hours of 9am-5pm on 1300 653 346 to request an objection package be posted to them. The objection package includes an objection form, a fact sheet and a pre-paid envelope.
